Dwelling re-locations
A building permit and a demolition consent are required to remove a dwelling from a property.

Permit requirements

Removal from old site

  • A Planning Consent to remove the building from the original site maybe required.
  • Report from Civil Engineer or Building Inspector on structural adequacy of the building (a written report most accompany the Building Application for new site).
  • Take photographs of all sides of house (to be used instead of elevation drawings for new set of plans).
  • Building Permit application to remove dwelling to be accompanied by:
    • the appropriate fee
    • copy of Title
    • 3 copies of site plan with outlines of structures to be removed
    • 3 copies of description of how structure will be removed (for example: house to be cut in half lengthways bracing fastened on the cut face crane to lift each piece onto a low loader etc or roof to be removed trusses removed walls etc.) This should be supplied by removalist contractor.
  • An Asset Protection Permit must be obtained (if the site is within City of Greater Geelong).
  • A Council Consent may be required to for example: block the footpath provide public protection etc.

Re-erection at new site

  • Check to see whether a Planning Permit is required.
  • Check to see whether Council Consent is required (for example: to build over easement reduced setback etc.).
  • Building Permit application form to be accompanied by:
    • the appropriate fee and a security deposit (usually approximately $10 000)
    • 3 copies of site plans (including stormwater drains)
    • 3 copies of floor plans (photos can be used for elevations unless there are additions in which case full elevations will need to be drawn and a section through the additions)
    • copy of Title
    • 2 copies of soil report and footings design
    • builders registration number and a copy of domestic building insurance for the complete job
    • structural adequacy report from Engineer or Inspector for existing building
    • for any new work - 3 copies of specifications (these may be written on plans) and computations for any non-standard work truss design and layout (if applicable)
    • an Asset Protection Permit must be obtained.
    Demolitions
    Before you can get a building permit to demolish all or part of a building, you might need to get a demolition consent (also known as ‘Section 29A of the Building Act 1993’) from the Planning Department.
