When a building permit is required
Building Permits are required for almost all new buildings, alterations, demolition and change of use.
A building permit must be granted prior to the commencement of any building work unless the work is exempt under Part 23 and Schedule 3 of the Building Regulations 2018.
To confirm if the building work you propose to carry out require a building permit you should provide a detailed floor plan site plan and copy of title to our Building Services Department located at 137-149 Mercer St Geelong during business hours for assessment and advice.
The Victorian Building Authority provides a PDF document called When is a building permit required which provides guidance on when building work required or is exempt from a building permit.
When a building permit is required it must be obtained prior to commencing any building work.
Pool and spa safety
If you have a pool or spa in Victoria, you must make sure it is registered, inspected and compliant.
Illegal building works
Illegal building work occurs when a building permit is not issued on construction work that required a building permit to be issued.

A building permit is required to construct a pool or spa when the depth exceeds 300 millimetres. A building permit is required for the construction or alteration of all pool safety barriers.

All pools and spas regardless of when installed or constructed require child safety barriers. Portable or inflatable pools / spas also must have child safety fencing. You will need a building permit if you are planning to build a pool safety barrier or alter an existing one.
